How does the rent affordability calculator work?

Enter your desired location and annual income to see the recommended monthly rent based on the
“30% rule.”
For a more precise picture of how much rent you can afford, enter variables like your monthly expenses, savings, and debts. Adjust the slider between 20%-40% to see how different rent-to-income percentages change your budget and rental options.
Disclaimer: This calculator provides only a general estimate, and is for educational purposes only. The estimates are based on information provided by you, and should not be used as your sole source of information. The output from this tool is not an offer or solicitation, nor is it financial, or legal advice.

What percentage of my income should go to rent?

As a rule of thumb, your monthly rent shouldn’t exceed 30% of your gross monthly income. This leaves 70% of your gross monthly income to cover other expenses.
For example, if you make $50,000 per year and follow the “30% rule,” you’d have $15,000 annually - up to $1,250 per month - to spend on rent. This leaves $2,900 per month for all other expenses.
The 30% rule is a standard guideline, but doesn’t necessarily apply to everyone. The exact percentage you should spend on rent will vary depending on your income, location, cost of living, debt payments, and financial goals.

Frequently Asked Questions

How much rent can I afford?

To calculate how much you can spend on rent, you’ll need to know your gross income. Gross income, also called gross pay when it's on a paycheck, is an individual's total earnings before taxes or other deductions. This income comes from all sources, not just employment, and comes in the form of cash, property, or services. Once you’ve determined your gross income, you can then use the 30% or 50/30/20 rules to determine how much rent you can afford.

Here's an idea of the ideal rent for different salaries based on the 30% rule:

  • If you make $30,000 a year, you can afford to spend $750 a month on rent
  • If you make $40,000 a year, you can afford to spend $1,000 a month on rent
  • If you make $50,000 a year, you can afford to spend $1,250 a month on rent
  • If you make $75,000 a year, you can afford to spend $1,875 a month on rent
  • If you make $100,000 a year, you can afford to spend $2,500 a month on rent

While the 30% rule is a solid guideline, each person’s financial situation is unique, and you may allocate more or less of your income towards rent.

What is the 50/30/20 rule?

One alternative to the 30% rule is the 50/30/20 rule. This rule divides your monthly net (after-tax) income into three spending categories: 50% for needs, 30% for wants, and 20% for savings or paying off debt.

Here’s how it’s broken down:

  • 50% of net income goes toward needs like rent, car and renter's insurance, groceries, retirement savings, and minimum debt payments.
  • 30% of net income goes toward wants like clothing, take-out, and travel.
  • 20% of net income goes toward savings, including cash reserves, non-retirement investments, and additional debt payments.

If you're looking for a more nuanced way to determine your monthly rent budget, consider the 50/30/20 rule. This rule accounts for other non-negotiable factors, like your insurance payments, while ensuring you can build savings into your budget.

How much is too much rent?

Spending more on rent for a nicer home or apartment is tempting when looking for a place to live. However, experts recommend that you shouldn’t spend more than 30% of your monthly income on rent.

How do you calculate your rent-to-income ratio?

To calculate your rent-to-income ratio, divide your monthly rent payment by your monthly gross income. For example, if you pay $1,000 per month and your gross income is $5,000 per month, your rent-to-income ratio is 20%.
